Project description

The Shoe and Boot Factory is a former Victorian factory located in Leicester within walking distance of De Montfort University, the University of Leicester, Leicester Royal Infirmary and the city centre. The building had most recently been used as a sock factory and was derelict at the time of acquisition. Low level extensions to the rear of the building had been added over the last century and were of poor construction compared to the rest of the building and the original chimney which stood to the rear of the site.

The Shoe and Boot Factory was purchased by Campbell Property on behalf of an institutional investor in 2012. The conversion, which was completed in 2013, provides 173 bedrooms across 34 apartments. The existing open plan factory space was converted into student accommodation whilst retaining many original features to preserve the character of the building; exposed beams and metalwork in the converted loft spaces and the retained industrial chimney offer glimpses into the building’s history. Two new build structures replaced later single storey extensions and provide 45 of the bedrooms over 10 apartments, creating courtyard amenity space on both sides of the site.
